Applicable for both Stone’s Throw and Stone’s Throw annex
1. Making a reservation and payments.
1.1. To make a reservation please email firstname.lastname@example.org, or call us on 07894 216411.
1.2. Bookings will be held for a week on receipt of a completed booking form, whilst your deposit payment of 20% is made, and funds cleared. The deposit is non-refundable.
1.3. We will require full payment no later than 6 weeks before your stay. If this is not received, we reserve the right to let the property to another customer. In this event, the deposit is not refundable.
1.4. In the event of a cancellation within 6 weeks of your stay, no refund of your payment will be made unless we are able to let the property to another guest. If we are able to re-let the property, the amount refunded will be limited to 50% of the full cost of the booking. We recommend that all guests take out holiday insurance.
1.5. For short break bookings, full payment is required at the time of your booking.
1.6. Payments may be by posted cheque, or direct transfer into our bank account - please state your preference in your email request. We are not able to accept credit or debit card payments.
2. The house manual
2.1. A house manual is provided for the convenience and safety of your party.
2.2. All members of the party must read and adhere to the house manual on arrival. This sets out safety rules and procedures (for eg in the event of fire), plus operating instructions for hot water, heating etc, contact numbers in the event of problems and emergencies and general use of the facilities.
3.1. Occupancy must not exceed 12 (plus 1 infant) for the main house, and 2 for annex, other than by prior agreement and confirmation in writing.
3.2. Unless specifically agreed in writing with the owner, no single sex parties in the main house.
3.3. No pets.
3.4. No smoking.
4. Laundry change
4.1. Please indicate clearly on your booking form the number of people in your party, and your preferred sleeping arrangements, so that we can ensure that we provide the correct bedding for you.
4.2. If staying for more than 1 week, we will provide a full change of laundry (towels and bedding) if requested in advance on your booking form.
4.3. The clean laundry will be provided between 10am and 11am on the Saturday morning, in exchange for dirty laundry.
4.4. In order to protect your privacy, we will not come in to strip or remake your beds. This must be done by your party before 10am on the Saturday, or at another time by prior arrangement.
5. Damage deposit
5.1. We require a £200 damage deposit for the main house, and £50 for the annex. This may be paid at the same time as the balance of the booking, or as a guaranteed cheque in exchange for the key on arrival if preferred.
5.2. The deposit will be returned 1 week after the end of your holiday. This is in order to ensure time for a full inventory check of the property to be made.
5.3. What is the damage deposit for?
We will not be unreasonable if the odd glass gets broken, but we WILL make a cleaning charge of not less than £50 if:
· there is evidence of smoking in the property
· there is evidence of pets having been inside the property
· there is washing up left undone at the end of your stay
· the property is left excessively dirty or untidy
Further, charges will be made for damage or loss, including (but not limited to):
· any items missing at the end of your stay, including towels, games toys and books. This includes small parts from boxed games, which must be returned to the correct box for the benefit of our next guests.
· non-return of the key
· damage or staining to furniture, furnishings walls and floors
· excessive breakages of crockery
5.4. Repair and/or replacement value (new for old) for damage or loss in excess of damage deposit value will be sought if necessary.
5.5. The furniture in the property must not be moved, as this adds considerably to the time taken to prepare the property for our next guests, can result in scrapes to wall finishes, and may also damage the furniture itself. If furniture is not in its original location at the end of your stay, or if there is evidence of it having been moved and then replaced, a charge from your damage deposit may be made.
6.1. The owners accept no liability for injury or loss.
6.2. We strongly advise that parties arrange their own holiday insurance for the duration of their stay.
6.3. The person booking is wholly responsible for ensuring that all children within the party are adequately supervised at all times, and that all party members adhere to the rules set out in the house manual.
6.4. We do not carry accidental damage insurance, as this is very expensive for holiday lets, and would add significantly to the cost of your booking. As such, any damage to the property and/or contents is the liability of the person making the booking.
6.5. Every attempt is made to ensure that descriptions of the properties made on the internet site and in our brochure are accurate. However, the property descriptions are not guaranteed.
6.6. In the event of a problem with the property during your stay, we will attempt to resolve within 24 hours of notification, but no refund is guaranteed unless the property becomes uninhabitable as a result of the notified defect. Compensation over and above the rental refund (or pro-rata thereof) will not be payable.
